I’m pretty sure that we will see interest rates rise this year to the 6.000% range.  So I did the math and this is what I found out what could be purchased at Marina Towers.&lt;br /&gt; &lt;br /&gt;$1,000.00 per month will get you $186,281.62 in purchase money at 5.000%&lt;br /&gt;$1,000.00 per month will get you $166,791.61 in purchase money at 6.000%&lt;br /&gt; &lt;br /&gt;This equates to a net loss of $19,489.99 in purchase power.  That’s 10.5%!&lt;br /&gt; &lt;br /&gt;I don’t think we will see housing prices drop an additional 10.5% from now.  It’s time to get in while the getting is good.  &lt;br /&gt;&lt;br /&gt;We cannot predict when condo prices at Marina City will hit bottom or if they already have, but most can agree that interest rates are steadily going up from here. Usually this is a great time to prospect for new rentals because landlords are much more motivated to work with agents to get their places rented.  &lt;/p&gt;  &lt;p class="MsoNormal" style=""&gt;Perhaps the premise behind this &lt;a href="http://www.marketwatch.com/story/double-digit-rent-hikes-are-on-the-way-2011-01-13?siteid=nwhreal"&gt;article&lt;/a&gt; has something to do with it. &lt;a href="http://www.marketwatch.com/story/double-digit-rent-hikes-are-on-the-way-2011-01-13?siteid=nwhreal" target="_blank"&gt;&lt;/a&gt;&lt;span style="text-decoration: underline;"&gt;&lt;br /&gt;&lt;/span&gt;&lt;span style="text-decoration: underline;"&gt;&lt;/span&gt;&lt;br /&gt; &lt;span style="color: rgb(136, 136, 136);"&gt;It is looking more and more like the rental market is starting to see a turnaround.  I think that is good news for landlords throughout &lt;/span&gt;&lt;span style="color: rgb(136, 136, 136);"&gt;Chicago&lt;/span&gt;&lt;span style="color: rgb(136, 136, 136);"&gt;.  This should also inspire those prospective buyers to consider purchasing. This came to mind recently when speaking with a buyer about mortgage rates.   She was concerned that home prices had not bottomed out yet and wanted to make sure she waited until the right time.&lt;br /&gt;&lt;br /&gt;The question of when is the bottom of market or when is the best time to purchase are hard to answer.   The following example about mortgage rates really provides something to think about.  Specifically, buyers do not ultimately live with their purchase price.   The only time purchase price comes into question again is when the buyer sells their property.&lt;br /&gt;&lt;br /&gt;&lt;a href="http://1.bp.blogspot.com/_5Fu3HSOhpZE/TPvP-vL9PzI/AAAAAAAAALo/Vxlo_FbPmCA/s1600/elephant-thinking-vector.jpg"&gt;&lt;img style="float: left; margin: 0pt 10px 10px 0pt; cursor: pointer; width: 246px; height: 258px;" src="http://1.bp.blogspot.com/_5Fu3HSOhpZE/TPvP-vL9PzI/AAAAAAAAALo/Vxlo_FbPmCA/s400/elephant-thinking-vector.jpg" alt="" id="BLOGGER_PHOTO_ID_5547256042762354482" border="0" /&gt;&lt;/a&gt;I am not advocating that buyers be unconcerned with their purchase price.  I am saying that mortgage rates play a much more important role in housing affordability and what qualifies as a great deal.&lt;br /&gt;&lt;br /&gt;Take these three mortgage rate examples.  All are based on a loan amount of $250,000 and a 30 year conventional mortgage.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;$250,000 @ 5%  =  $1,342/month payment&lt;br /&gt;$250,000 @ 6%  =  $1,498/month payment&lt;br /&gt;$250,000 @ 7%  =  $1,663/month payment&lt;br /&gt;&lt;br /&gt;Consider this payment over five or ten years and you really have some significant savings.  If you add in the possibility of inflation in that time, you are really ahead. Additionally historically low mortgage rates and very favorable housing affordability rates are very positive factors in this market.&lt;br /&gt;&lt;br /&gt;The article goes on to quote several new construction sales agents.   They are bullish about the past 12 months sales in their buildings and their sales forecasts.   These must be taken with a grain of salt.   Perhaps things are selling briskly where they are at, but when I hear about new construction I always consider that some of it may be puffery on the part of agents.&lt;br /&gt;&lt;br /&gt;My experience in the market is that downtown homes are selling, buyers are just looking for that very very good deal.   More specifically, buyers in this market feel like they are still taking quite a risk buying and want to feel they are getting something special.   &lt;/span&gt;There have been times when we have had one, but never both together.&lt;span style=""&gt;   &lt;/span&gt;I’ll guarantee you’ll never see it again while you’re alive.&lt;span style=""&gt;   &lt;/span&gt;We’ll be kicking ourselves in five or ten years saying, “why didn’t I buy that place in 2010…”&lt;/p&gt;&lt;p class="MsoNormal"&gt;&lt;br /&gt;&lt;/p&gt;&lt;p class="MsoNormal"&gt;&lt;a href="http://1.bp.blogspot.com/_HL56d80wDbg/TJbP6JhszOI/AAAAAAAAA5o/j0bqJMJmvxo/s1600/Thinking+man.gif"&gt;&lt;img style="cursor: pointer;  &lt;p class="MsoNormal"&gt; &lt;/p&gt;  &lt;p class="MsoNormal"&gt;On July 15, 1979, President Jimmy Carter gave a nationally-televised address in which he identified what he believed to be a "crisis of confidence" among the American people.&lt;span style=""&gt;   &lt;/span&gt;At that time as well as now, the confidence index was the same.&lt;span style=""&gt;   &lt;/span&gt;With more people believing that their children would be worse off than they were.&lt;span style=""&gt;    &lt;/span&gt;During Carter's administration, the economy suffered double-digit inflation, coupled with very high interest rates,&lt;sup&gt; &lt;/sup&gt;oil shortages, &lt;b style=""&gt;high unemployment and slow economic growth&lt;/b&gt;.&lt;span style=""&gt;  &lt;/span&gt;Does that sound familiar?&lt;span style=""&gt;   &lt;/span&gt;If we take a moment to ponder what the US economy &amp;amp; real estate did through the 80s &amp;amp; 90s, we can see what a tremendous opportunity that time period was.&lt;span style=""&gt;   &lt;/span&gt;&lt;/p&gt;  &lt;p class="MsoNormal"&gt; &lt;/p&gt;  &lt;p class="MsoNormal"&gt;That is the kind of opportunity we are presented with now.&lt;span style=""&gt;  &lt;/span&gt;&lt;/p&gt;  &lt;p class="MsoNormal"&gt; I  specialize in condominiums in Downtown Chicago and the Near North Side. When  showing buyers around it has been very handy to know each building’s profile  with respect to financing. Condotel or hotel components of a  building.&lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt; &lt;p style="margin: 0pt;" class="MsoNormal"&gt;&lt;span style="font-size:100%;"&gt;&lt;span style="color: rgb(0, 0, 0);"&gt;&lt;span style="font-family:Times New Roman;"&gt;You will have a very difficult time finding financing for  your buyer at the new Trump Tower or Aqua. Both buildings have a hotel component  and most lenders will not lend in this type of building. A survey of the  listings that have closed in the last six months at 401 N. Wabash (Trump) shows  that almost all closed with the CASH flag highlighted. &lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt; &lt;p style="margin: 0pt;" class="MsoNormal"&gt;&lt;/p&gt; &lt;p style="margin: 0pt;" class="MsoNormal"&gt;&lt;span style="font-size:100%;"&gt;&lt;span style="color: rgb(0, 0, 0);"&gt;&lt;span style="font-family:Times New Roman;"&gt;My lender contact stated that one might be able to get  financing through their credit union or local bank, but would likely need to  have a significant portion of their net worth on deposit.&lt;br /&gt;&lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;&lt;p style="margin: 0pt;" class="MsoNormal"&gt;&lt;span style="font-size:100%;"&gt;&lt;span style="color: rgb(0, 0, 0);"&gt;&lt;span style="font-family:Times New Roman;"&gt;&lt;br /&gt;&lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt; &lt;p style="margin: 0pt;" class="MsoNormal"&gt;&lt;/p&gt; &lt;p style="margin: 0pt;" class="MsoNormal"&gt;&lt;/p&gt; &lt;p style="margin: 0pt; font-weight: bold;" class="MsoNormal"&gt;&lt;span style="font-size:100%;"&gt;&lt;span style="color: rgb(0, 0, 0);"&gt;&lt;span style="font-family:Times New Roman;"&gt;2. Number of homeowners delinquent on their assessments.  &lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt; &lt;p style="margin: 0pt;" class="MsoNormal"&gt;&lt;span style="font-size:100%;"&gt;&lt;span style="color: rgb(0, 0, 0);"&gt;&lt;span style="font-family:Times New Roman;"&gt;Banks are now very conscious of the number of homeowners  who are not paying their condominium monthly assessments. On the 22.1 disclosure  form (bank questionnaire), there is a question for the number of delinquencies.  Above a certain threshold and the property will be very difficult to finance.  According to my mortgage banker, this is a problem at several recent condo  conversions downtown. All of these buildings had sold briskly during the real  estate bubble at higher than average prices for the square footage. Many  investors had purchased in this developer’s buildings and had taken advantage of  a two year incentive program that offered guaranteed rent and no taxes &amp;amp;  assessments during that time. When the music stopped and prices slid, those  investors were unable to keep up the payments. There are now many foreclosures  and many short sales in these buildings.&lt;br /&gt;&lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;&lt;p style="margin: 0pt;" class="MsoNormal"&gt;&lt;span style="font-size:100%;"&gt;&lt;span style="color: rgb(0, 0, 0);"&gt;&lt;span style="font-family:Times New Roman;"&gt;&lt;br /&gt;&lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt; &lt;p style="margin: 0pt;" class="MsoNormal"&gt;&lt;/p&gt; &lt;p style="margin: 0pt;" class="MsoNormal"&gt;&lt;/p&gt; &lt;p style="margin: 0pt; font-weight: bold;" class="MsoNormal"&gt;&lt;span style="font-size:100%;"&gt;&lt;span style="color: rgb(0, 0, 0);"&gt;&lt;span style="font-family:Times New Roman;"&gt;3. Litigation&lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt; &lt;p style="margin: 0pt;" class="MsoNormal"&gt;&lt;span style="font-size:100%;"&gt;&lt;span style="color: rgb(0, 0, 0);"&gt;&lt;span style="font-family:Times New Roman;"&gt;The third issue that has complicated the financing  picture is litigation. Depending on the extent of the litigation that the condo  association is involved in, a mortgage may be difficult.  &lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt; &lt;p style="margin: 0pt;" class="MsoNormal"&gt;&lt;/p&gt; &lt;p style="margin: 0pt;" class="MsoNormal"&gt;&lt;br /&gt;&lt;span style="font-size:100%;"&gt;&lt;span style="color: rgb(0, 0, 0);"&gt;&lt;span style="font-family:Times New Roman;"&gt;For example, a new development in the  loop near Macy’s has had a litigation issue for some time now. The mechanic’s  liens that two subcontractors filed when the building was complete are being  litigated. These subcontractors have filed suit to collect on what they are  owed. They have sued the developer AND the homeowner’s directly. At this  property, the condo association is suing the developer to complete several  warranty items for the building. My feeling is that a good agent is a project manager that gets a listing sold or helps a buyer purchase a property.   The agent makes sure each step of the project plan gets completed and handles any breakdowns when they occur (they usually do).&lt;br /&gt;&lt;br /&gt;The Forbes article highlights five points that an agent is needed: &lt;strong&gt;1. Better Access/More Convenience, &lt;/strong&gt;&lt;strong&gt;2. Negotiating Is Tricky Business, &lt;/strong&gt;&lt;strong&gt;3. Contracts Can Be Hard To Handle, &lt;/strong&gt;&lt;strong&gt;4. Real Estate Agents Can't Lie, and &lt;/strong&gt;&lt;strong&gt;5. Not Everyone Can Save Money&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;/strong&gt; I have several additional points to add:&lt;br /&gt;&lt;br /&gt;&lt;span style="font-weight: bold;"&gt;6.  Local knowledge and intuition. &lt;/span&gt;&lt;br /&gt;Specializing in downtown Chicago, I keep up to date on the latest news that affects property.    A new grocery store or restaurant being announced next to Marina City would have a positive effect on home values in that development.   Conversely, negative news or happenings can have an effect.  Wherever the property you plan to sell or buy, it would be an advantage to enlist the help of someone who specializes there.   A neighborhood specialist also knows how to promote the best qualities of an area and how to handle common objections to a property. Managing the transaction&lt;/span&gt;&lt;br /&gt;Despite what some may think, a real estate transaction is a complicated process that involves carefully coordinated steps.  Based on a list prepared by Belton Jennings, CEO of the Orlando Regional Realtors Association, the selling process from start to finish involves up to 180 steps.   When issues come up, having an experienced agent with a cool head is a must.   For example, a problem with financing or a problem found during inspection could quickly kill a deal if not handled effectively.&lt;br /&gt;&lt;br /&gt;&lt;span style="font-weight: bold;"&gt;8.  Let a professional handle it.&lt;/span&gt;&lt;br /&gt;Having an advocate that is not emotionally attached to the property can be a huge asset.   How would an owner react to feedback from a showing of their property.   That beautiful heirloom clock that Aunt Millie got you when she was in Switzerland might mean the world to you now that she's gone.   Unfortunately, if a buyer comments negatively on it, emotion could take over.   Emotion is the worst thing that can creep into a real estate transaction. A buyer or seller may not have access to a senior managing broker or real estate attorney to help them put things back on track.    The best metaphor I can think of is that you can go to court and defend yourself without a lawyer, but it is very difficult. Is the Block 37 parcel hallowed ground?&lt;br /&gt;&lt;br /&gt;From the &lt;a href="http://www.chicagotribune.com/business/ct-biz-0410-block-37--20100409,0,200926.story"&gt;Chicago Tribune&lt;/a&gt;:&lt;br /&gt;&lt;br /&gt;&lt;span style="font-style: italic;"&gt;The chance of bringing a long-anti&lt;/span&gt;&lt;span style="font-style: italic;"&gt;cipated movie house to the Loop at the Block 37 mall is fading as a foreclosure battle over the stalled retail project winds its way through the courts.&lt;br /&gt;&lt;br /&gt;Michael Whalen, CEO of Paragon Entertainment LLC, which would run the movie house, said he wants to move forward with the theater but is doubtful a deal will be reached.&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;The article mentions that the foreclosure drama has put the theater in jeopardy of becoming a tenant.   &lt;a href="http://www.muvico.com/"&gt;Muvico&lt;/a&gt; is an upscale movie theater that also serves drinks and dinner to guests.&lt;br /&gt;&lt;br /&gt;&lt;a onblur="try {parent.deselectBloggerImageGracefully();} catch(e) {}" href="http://2.bp.blogspot.com/_HL56d80wDbg/S8D9e-mYlYI/AAAAAAAAAiM/BTpqVWTf4vU/s1600/muvico1.jpg"&gt;&lt;img style="cursor: pointer; width: 320px; height: 214px;" src="http://2.bp.blogspot.com/_HL56d80wDbg/S8D9e-mYlYI/AAAAAAAAAiM/BTpqVWTf4vU/s320/muvico1.jpg" alt="" id="BLOGGER_PHOTO_ID_5458641457014936962" border="0" /&gt;&lt;/a&gt;&lt;br /&gt;&lt;br /&gt;I was really looking forward to the new theater. That got me thinking how much I enjoy not being tethered to a car.   Why should I bother with $250 + parking fees and worrying about someone backing into it or taking it for service.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;When needed, I have a car at my disposal.   I take cabs when I am really pushing time and cannot wait for the bus or train. This entry is more about one of the great benefits of living downtown in the River North neighborhood. I do miss the greenery of the neighborhoods and haven't heard birds chirping that often, unless you count cooing pigeons. Aqua was completed last year and has been awarded skyscraper of the year by Frankfort based Emporis.   It is also the tallest building ever designed by a woman (Chicago based Jeanne Gang).   The building is currently comprised of condominiums and apartments.&lt;br /&gt;&lt;br /&gt;The architect speaks about the building &lt;a href="http://construction.com/video/?fr_story=cdf836557e56c982bcee2a3034e8d10ede70891c&amp;amp;rf=bm"&gt;here.&lt;/a&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;a href="http://www.chicagojournal.com/News/03-17-2010/Finishing_up_Aqua"&gt;Chicago   Journal&lt;/a&gt; It offers a different perspective on Marina Towers and all the other downtown buildings.   Marina City does have a similar perspective with the cantilevered balconies. The above picture shows O'Brien's Cafe along with the new walking path. &lt;br /&gt;&lt;br /&gt;The good news is that the Wabash to State part will complete in the next two weeks.    When complete, it will end near the Vietnam Memorial and Marina City. The new building includes a pretty interesting rooftop restaurant with both an indoor &amp;amp; outdoor area. If you live in Marina City, you probably have one of the older air conditioning and heating units.   These 45 year old beasts aren't very energy efficient and do break down.&lt;br /&gt;&lt;br /&gt;Over the last couple of years, I have had the pleasure of working with Rob Engelthaler.   He is my new heating and air conditioning guru.   When the cooling portion of my unit went out in my Marina Towers bedroom, I wasn't looking forward to putting money into repairs. Lake Street is right around the corner from Marina City.&lt;br /&gt;&lt;a href="http://3.bp.blogspot.com/_5Fu3HSOhpZE/Sd_x-VMYfcI/AAAAAAAAAE4/0DYaua-gdxM/s1600-h/CheeseOfTheMonth_thumb.jpg"&gt;&lt;img src="http://3.bp.blogspot.com/_5Fu3HSOhpZE/Sd_x-VMYfcI/AAAAAAAAAE4/0DYaua-gdxM/s400/CheeseOfTheMonth_thumb.jpg" name="graphics1" width="228" align="bottom" border="0" height="176" /&gt;&lt;/a&gt;&lt;br /&gt;&lt;br /&gt;Pastoral is a part time (lunch hour during weekdays) sandwich shop and full time specialty cheese, bread and wine shop.   From their website, “In a world of mass produced products stacked high on shelves in supermarkets, superstores and wholesale clubs, there is still a time and a place for small bath, high-quality, handcrafted products sold in an intimate environment with the most attentive and thoughtful service.   Somehow artisan products like cheese, bread and wine, which hail from the land in some of the most beautiful places on Earth deserve to be showcased, cared-for and sold someplace that reflects their special roots – PASTORAL!”&lt;br /&gt;&lt;br /&gt;Service was definitely top notch when I stopped by.   I got a tour of all the products with the majority of time spent on the huge and unique assortment of cheeses.   What a great place! With so much building in the neighborhood, I almost missed this &lt;a href="http://www.greenbeanchicago.com/green-parking-garage-greenroof-wind-turbine/"&gt;story&lt;/a&gt; in Green Bean Chicago.    A large parking garage is being constructed on the northeast corner of Kinzie &amp;amp; Clark.   This parking garage incorporates sustainable features and is called Greenway Self Park.&lt;br /&gt;&lt;br /&gt;The most noticeable feature of the completed structure are the wind turbines on the southwest corner of the building. There is some talk about a major union is considering using its pension fund to finance construction of the building and secure jobs for members.&lt;br /&gt;&lt;br /&gt;Below is a picture of the current state of the building's stalled construction. On &lt;a href="http://www.marinacityonline.com/history/page08.htm"&gt;marinacityonline.com&lt;/a&gt;, you can read the entire genesis of Marina City.   I have enclosed a little here:&lt;br /&gt;&lt;p&gt;"William McFetridge, president of the Building Service Employees International Union (now known as the Service Employees International Union), was concerned about his union members not being able to get jobs in the suburbs. He wanted to persuade people to live in town, where wages would be higher.&lt;/p&gt;  According to Howard Swibel, son of real estate developer Charles Swibel (1927-1990), all William McFetridge knew was that he wanted to invest his union’s pension fund not so much in stocks and bonds, but in something progressive – something that would help people. You can see the earth mover bringing gravel to fill in the area that still has water.   &lt;/span&gt;I had very good luck with marigolds &amp;amp; morning glories last year, but would like to incorporate more plants.&lt;span style=""&gt;   &lt;/span&gt;My neighbor successfully grew tomatoes and jalapeno peppers last year.&lt;span style=""&gt;   &lt;/span&gt;I don’t want to be jealous this year, so I am going to do both the flowers and a number of vegetables.&lt;span style=""&gt;   &lt;/span&gt;&lt;/p&gt;  &lt;p class="MsoNormal"&gt;&lt;o:p&gt; &lt;/o:p&gt;&lt;/p&gt;  &lt;p class="MsoNormal"&gt;The Flower &amp;amp; Garden Show runs today through Sunday, March 15 at Navy Pier.&lt;span style=""&gt;   &lt;/span&gt;Since it is a short cab ride away or a comfortable walk (when not raining), I have no excuse not to visit.&lt;span style=""&gt; What better subject than all the reasons I'm bullish on the building.&lt;br /&gt;&lt;br /&gt;1.  Cost of ownership.&lt;br /&gt;Compared to its condo neighbors, Marina City has a very favorable ownership cost.   Assessments, property taxes, and household energy are low and manageable.    My favorite is leaving for a vacation, flipping the breaker for the hot water heater and shutting off the heat &amp;amp; a/c. Views.&lt;br /&gt;While some views have been compromised by the office tower construction at Clark &amp;amp; Kinzie, most units still have a stellar view.   Compared to most in Streeterville or other parts of River North, the views are much much better.&lt;br /&gt;&lt;br /&gt;3.  Balconies&lt;br /&gt;Three seasons of the year our wonderful balconies serve as a second living room.&lt;br /&gt;&lt;br /&gt;4.  Location&lt;br /&gt;Our excellent location continues to improve with new neighborhood restaurants and amenities.   Why bother with owning a car when you can walk to work and use the CTA to get just about anywhere else.&lt;br /&gt;&lt;br /&gt;5. River Walk&lt;br /&gt;You haven't heard much about it in the press or around the building, but during construction they sure are making some noise! It will be a magnet for office workers during the day, residents at night, and tourists on the weekend.  &lt;br /&gt;&lt;br /&gt;These are only five of my favorites.
